On November 8, 2024, Ghana celebrated a major milestone in sustainable architecture with the inauguration of a Nearly Zero-Energy Building (nZEB), the result of a collaboration between GIZ Ghana and the Energy Commission of Ghana.
This model building demonstrates how government office buildings can be designed to prioritize energy efficiency and environmental responsibility, setting a new benchmark in sustainable construction.

Designed by S. Tetteh Associates, the building maximizes energy conservation through innovative passive and active sustainability strategies. The compact form, extensive sunshading made from native ‘denya’ hardwood, and double-glazed low emissivity glass windows reduce heat gain and create a barrier-free environment, keeping cooling needs low and enhancing comfort.
Locally sourced materials were prioritized, further reducing the building’s environmental footprint and reinforcing Berock’s commitment to supporting Ghanaian resources and craftsmanship.
Energy efficiency is at the heart of this Nearly Zero-Energy Building, with 88% (56.1 MWh) of its annual 63 MWh electrical load generated on-site through a 50kW peak solar PV system. Once net metering is implemented, the building is projected to become a net exporter of power, demonstrating a forward-thinking approach to energy sustainability.
A central cooling system operates with R290 refrigerant, an eco-friendly alternative with zero greenhouse gas impact, while a sophisticated Energy Management System actively monitors and optimizes energy use, underscoring Berock’s dedication to innovative, sustainable solutions.
The lifecycle assessment of the building reveals a 50% reduction in environmental impact over a 50-year span compared to traditional structures. This achievement highlights Berock Construction Limited’s industry-leading expertise in sustainable construction practices and its dedication to creating buildings that contribute positively to the environment.
Inside, the design celebrates Ghanaian culture and heritage. The entrance foyer features woven pendant lighting inspired by local basketry, with all interior floors finished in white terrazzo. Rammed earth walls provide natural accents in reception and office spaces, adding warmth and character to the building’s aesthetic.
The Nearly Zero-Energy Building includes two conference rooms (65-seater and 70-seater), office spaces, staff kitchens, washrooms, a roof terrace, and a courtyard, all contributing to a functional and inspiring workspace. As a host for Energy Commission training workshops, the building serves as a model for future energy-efficient government facilities.
